Water Heater Leaking From the Bottom? What It Means and What to Do Right Now

Finding a puddle under the water heater is unsettling, but not every leak means the unit is finished. Some leaks at the bottom of a water heater come from a fitting or a valve and are inexpensive to fix. Others come from the tank itself and mean the unit has reached the end of its life. Knowing the difference quickly matters, because a tank leak only gets worse.

This guide explains where bottom leaks come from, how to tell what you are looking at, what to do immediately, and when replacement is the right call.

First Steps Before You Diagnose Anything

  1. Confirm the water heater is the source. Water on the floor near the heater can come from a nearby water softener, a washing machine hose, a condensate line from an air handler, or a slab leak. Dry the area and watch where new water appears.
  2. Shut off the water supply at the cold inlet valve on top of the heater if the leak is steady.
  3. Shut off the heat source if water is reaching the burner compartment or electrical connections. Turn the gas control to off, or switch off the breaker on an electric unit.
  4. Protect the floor. Towels, a shallow pan, or a wet vacuum limit damage while you sort out the cause.

Where Bottom Leaks Come From

The drain valve

Every tank has a drain valve near the bottom. Inexpensive plastic valves crack, and any drain valve can weep if it was not closed fully after a flush or if sediment is holding it open. Water dripping from the valve spout or the valve body is a repairable problem.

The temperature and pressure relief valve

The relief valve opens when the tank exceeds its temperature or pressure limits, and its discharge pipe usually runs down the side of the tank to within a few inches of the floor. Water at the bottom of that pipe looks like a bottom leak. A relief valve that discharges regularly points to excessive pressure, usually from thermal expansion in a closed plumbing system, or to a valve that has failed and needs replacement. An expansion tank is the fix for the pressure problem.

Supply connections and fittings

The hot and cold connections are on top of the tank, but water from a leaking fitting runs down the outside of the tank and collects at the base. Check the top of the unit for moisture or mineral streaks. A loose or corroded fitting is repairable.

Condensation

A gas water heater that has just refilled with cold water can sweat as combustion moisture condenses on the cold tank, dripping onto the burner and the floor. This is normal on a cold fill and stops once the water warms. If it happens constantly, the unit may be undersized for demand.

The tank itself

Water seeping from the seam at the bottom of the outer jacket, rust-colored water, or a wet insulation layer means the inner steel tank has corroded through. In Phoenix, this happens earlier than in most of the country. Hard water sediment collects on the tank bottom, the anode rod is consumed defending the steel, and once the anode is gone the tank corrodes from the inside. Our guide to why Phoenix water heaters fail early explains the mechanism. A tank leak cannot be repaired.

How to Tell a Tank Leak From a Fitting Leak

  • Dry everything and inspect the drain valve, the relief valve discharge pipe, and the top connections with a flashlight.
  • If all of those are dry and water continues to appear at the base or from under the outer jacket, the tank is leaking.
  • Rusty or discolored water from the drain valve supports a tank failure.
  • A unit past eight years old in Phoenix with water at the seam is almost always a tank failure.

Repair or Replace?

Source of the leakTypical fix
——
Drain valveReplace the valve
Relief valveReplace the valve and address pressure with an expansion tank if needed
Supply fittingsTighten or replace the fittings and connectors
CondensationUsually none; check sizing if constant
Tank bodyReplace the water heater

Age matters as much as the leak source. A repairable leak on a unit that is nine years old and full of sediment may not be worth fixing when the tank is likely to fail within a year or two. The ENERGY STAR program notes that most storage water heaters have a service life of roughly 10 to 15 years under normal conditions, and Valley conditions are not normal. Our guide to water heater replacement cost in Phoenix explains what a replacement involves and how to read a proposal.

Preventing the Next Leak

  • Flush the tank annually to remove sediment.
  • Have the anode rod inspected every two to three years and replaced when it is consumed.
  • Install an expansion tank if the home has a pressure-reducing valve or a backflow preventer.
  • Consider a water softener to slow sediment buildup and anode consumption.
  • Put a drain pan with a routed drain or a leak alarm under any water heater installed indoors or in an attic.

Frequently Asked Questions

Can a water heater tank leak be repaired?

No. Once the steel tank has corroded through, there is no reliable repair. Leaks from the drain valve, relief valve, or supply connections are repairable, but a leak from the tank body itself means replacement.

Is a leaking water heater dangerous?

A slow tank leak is mainly a water damage risk. A gas unit with water reaching the burner area or a leak near electrical connections should be shut off at the gas valve or breaker until a plumber inspects it. Water near the burner or wiring is not something to leave running.

Why is my water heater leaking only when it is heating?

Thermal expansion. As water heats it expands, and in a home with a pressure-reducing valve or backflow preventer the extra pressure has nowhere to go. The relief valve discharges to protect the tank. An expansion tank solves this, and it is required by code on many Valley installations.

How long can I wait to replace a leaking water heater?

If the tank itself is leaking, plan on days rather than weeks. Tank leaks get worse, and a full rupture releases the entire tank contents at once. Shut off the water supply to the heater when you are not using hot water to limit the damage until it is replaced.
